Apartment Maintenance Technician
Position Summary
We are seeking a skilled, reliable, and hands-on Apartment Maintenance Technician to join our property management team. You will be responsible for preserving the physical asset of the community, ensuring resident satisfaction, and maintaining a clean, safe, and attractive living environment.
Key Responsibilities
- Resident Service Requests: Respond to and complete tenant maintenance work orders in a timely, professional manner. Troubleshoot issues, diagnose problems, and perform necessary repairs.
- Unit Turnovers ("Make-Ready"): Prepare vacant apartments for new move-ins. This includes painting, deep cleaning, and repairing fixtures, appliances, and walls to market-ready standards.
- Preventative Maintenance: Conduct routine inspections of building systems and community grounds. Perform scheduled maintenance on equipment to prevent breakdowns.
- General Maintenance & Repairs: Perform light plumbing, electrical, carpentry, and HVAC troubleshooting/repairs. Repair drywall, replace door locks, and fix windows.
- Grounds & Common Area Upkeep: Assist in maintaining exceptional curb appeal. Remove litter, manage trash enclosures, pressure wash common areas, and address safety hazards (e.g., burnt-out lights, trip hazards).
- On-Call Emergencies: Participate in an after-hours on-call rotation for maintenance emergencies during evenings, weekends, and holidays.
- Compliance & Record-Keeping: Maintain accurate records of completed work orders, parts inventory, and preventative maintenance. Ensure all work complies with local building codes and safety regulations
Qualifications & Requirements
- Experience: 2+ years of experience in residential/apartment maintenance or a directly related trade (e.g., general construction, electrical, or plumbing).
- Technical Skills: Working knowledge of plumbing, electrical, appliance repair, and HVAC systems. Ability to use power tools and hand tools safely and effectively.
- Soft Skills: Excellent customer service, communication, and time-management skills. Ability to work independently and as part of a collaborative team.
- Physical Demands: Must be able to stand, walk, bend, crouch, and climb ladders. Ability to lift and carry up to 50 lbs without assistance (or up to 100 lbs with assistance). Willingness to work in all weather conditions.
- Requirements: Valid driver’s license, reliable personal transportation for business travel between properties (mileage reimbursement often provided), and a clean driving record.
- Background Check: Must be willing to undergo a pre-employment background and/or credit check.
Schedule & Compensation
- Pay Rate: $24-$25 per hour (insert your specific pay range)
- Schedule: Full-time, Monday-Friday, 8:00 AM - 5:00 PM
